Direct booking rules, payment terms, and house policies

The Downtown Modern Direct Booking Terms

By booking, paying for, or staying at The Downtown Modern, the reservation holder and all guests agree to these terms and house rules. The reservation holder is responsible for sharing these terms with every person in the group and for the conduct of all guests and visitors.

Reservation and payment

Direct reservations are confirmed only after the required payment is completed. Unless the checkout page says otherwise, 50% of the reservation total is due at booking and the remaining balance is due 30 days before check-in. The reservation total may include nightly rent, cleaning fees, taxes, service fees, optional fees, and other applicable charges.

If a payment fails, is reversed, or is not completed when due, the reservation may be cancelled. The card on file may be used for approved reservation charges, unpaid balances, damage-related charges, excessive cleaning, missing items, rule violations, and other amounts owed under these terms.

Cancellation policy

For direct bookings, cancellations made 30 or more days before check-in are eligible for a 100% refund. Cancellations made 14 or more days before check-in are eligible for a 50% refund. Cancellations made less than 14 days before check-in are not refundable. Processing timelines may vary by payment provider.

Damage hold and guest responsibility

A $750 card pre-authorization may be placed 1 day before checkout for direct reservations. This is a temporary hold, not an upfront charge. It may be released if no eligible damage, missing items, excessive cleaning, smoking, party, pet, unauthorized guest, or rule violation charges are found.

Guests are responsible for damage to the home, furniture, fixtures, linens, towels, appliances, decor, pool equipment, technology, and other property items during the stay. Guests are also responsible for missing items, excessive cleaning, smoking remediation, unauthorized pets, unauthorized events, HOA or city fines caused by the group, and costs caused by failure to follow the house rules. If eligible charges exceed the hold amount, the reservation holder remains responsible for the remaining balance.

Occupancy and visitors

The maximum occupancy is 10 guests unless written approval is provided before arrival. Only guests included on the reservation may stay overnight. Parties, events, large gatherings, ticketed events, commercial use, and professional photo or video shoots are not allowed unless approved in writing before the stay.

Check-in, checkout, and access

Check-in and checkout times are the times shown on the reservation unless a different time is approved in writing. Early check-in and late checkout are not guaranteed. The front door code is generally the last 4 digits of the main contact phone number on the reservation. Guests must keep the code private and may not share it outside their group.

House rules

No smoking is allowed anywhere on the property. A $500 smoking fine may apply for smoking violations.

No parties or events are allowed.

No pets are allowed unless specifically approved in writing before arrival.

Quiet hours are 10:00 PM to 8:00 AM. Please keep outdoor noise down and move louder music or conversation inside after 10:00 PM.

Trash should be bagged and placed inside the cans near the top of the driveway by the garage. Please flatten boxes for recycling.

The fireplace is decorative only and should not be used.

Please do not set anything on the piano.

If using the sliding doors to the downstairs back bedroom, please do not pull either side too far because the doors can come off the track.

Care of the property

Guests must use the home respectfully, keep doors and windows secured when away, and promptly report any damage, leaks, maintenance issues, safety concerns, or access issues. Guests may not move large furniture, disconnect internet or security equipment, tamper with locked owner areas, or make changes to the property.

Pool and amenities

Guests use the pool, outdoor areas, stairs, balconies, appliances, electronics, and other amenities at their own risk. Children must be supervised at all times. Optional pool heating, when available, may require an additional fee and advance notice. Amenities may occasionally require repair, maintenance, or service, and reasonable access may be needed to address urgent issues.

Checkout

Guests must follow checkout instructions sent before departure. Please leave the home in reasonable condition, remove personal belongings, bag trash, load or start dishes if requested, and report any accidental damage before leaving. Excessive cleaning or late checkout may result in additional charges.

Rule violations and removal

A serious rule violation, unauthorized party or event, smoking, unauthorized pet, disturbance, illegal activity, or refusal to follow reasonable instructions may result in cancellation of the stay, removal from the property, and forfeiture of refunds. Additional charges may apply.

Limitation of responsibility

Guests are responsible for their own belongings, vehicles, and personal safety during the stay. The owner and property manager are not responsible for lost, stolen, or damaged personal property except where required by law.

Communication

Reservation questions, maintenance concerns, access issues, and checkout questions should be sent through the booking platform or to the contact information provided in guest messages. By booking directly, guests agree to receive reservation-related messages by email, text, or platform message.
